LOGISTICS PARK , CORNUBIA , KZN
The vision of establishing the Cornubia development as an important node between King Shaka International Airport and Durban has been reinforced by the announcement that a 100,000m 2 logistics park is to be developed at the N2 Business Estate . The logistics and retail park is being developed by M & F Giuricich Developments and Fortress Property Fund in a joint venture . M & F Giuricich Developments ’ expertise will be combined with Fortress Property Fund ’ s industrial development experience to develop this site . By combining in this joint venture , the consortium will develop a modern Logistics Park that will attract large national logistics tenants . “ A logistics park of this size and nature is a perfect fit for the vision that we had of establishing the Cornubia N2 Business Estate as a prime commercial location ,” says Karen Petersen , Development Director of Tongaat Hulett Developments . “ It meets all the criteria needed to attract tenants with specific needs , and will add considerably to establishing the business estate as a prime commercial site .” Florian Giuricich says the logistics warehousing facilities will be established on a site covering 200,000m 2 , with the remainder of the usable space dedicated to retail space . “ We believe the opportunity exists for this facility to meet the needs of logistics companies or major brands with significant warehousing needs ,” he says . Construction is to commence this year , with completion scheduled for end 2018 .
16ONBREE , CAPE TOWN
16onBree is a new R760 million 36-storey mixed use high rise residential development with ground floor retail shops located in the epicentre of the vibrant Bree Street node of Cape Town and has as its neighbour , the FNB Portside development .
FWJK Developments has acquired the site which enjoys a long history dating back to the mid 1850 ’ s , with both the HHO building and the Felderman building having a Grade IIIB Heritage status which were located at the waterfront of the original Cape Town Harbour . The two heritage buildings were the starting point of the design process and formed a fundamental and integral part of the overall design of 16onBree .
The character of lower Bree Street has tremendous importance in terms of urban design and this importance is respected for its uniqueness and the architecture of the development has responded accordingly . The architectural language of 16onBree at street level has specifically been developed to enhance the character of the street to be more in line with the heritage of the urban landscape currently experienced further up Bree Street and 16onBree will include restaurants and other lifestyle retail uses .
The development aims to activate the urban edge , specifically along Bree Street . There will be a double volume colonnade from Bree Street along Prestwich Street which has been designated for pedestrians only . Due to the fact that the Felderman Building enjoys a heritage grading as well as historical maritime significance , the building façade will be retained in keeping with the new Touchstone House across Bree Street , also undertaken by FWJK .
The architectural style and language of the development , according to Tiaan Greyling of FWJK Architecture , has been designed and developed to embrace the past , present and future . The HHO Building and the Felderman Building give the development significant roots to the past whilst the new façade at street level along Bree Street with its new retail shops will connect it to the present providing for the current need for retail / active edges at street level . The 350 apartments in this development will provide an enlarged population in this location which will contribute significantly to the vibrancy of lower Bree Street .
According to Craig Armstrong of FWJK Developments , 16onBree will be provided with its own laundry , crèche , pool , clubhouse and entertainment area , making it a highly desirable place in which to live and will offer a selection of studio , one , two and three bedroom apartments . Secure on-site parking will be provided whilst the location of 16onBree is perfectly situated to take advantage of the My City Bus service as well as the nearby station .
Views from the apartments will comprise a mixture of mountain , sea and cityscapes and provide residents in this development with a great lifestyle in one of the vibiest locations in the Cape Town City Centre .
