UK developer Harriss Property
launches 89 contemporary homes in Ramsgate
Harriss Property has converted the Grade II-listed
former Hovis Flour Mill in central Ramsgate into
a mix of 89 contemporary one-, two-, three- and
four-bedroom apartments and houses. The
homes, which have already launched to market,
start from £130,000, and are available to buy
through Strutt and Parker.
Less than an hour away from London by highspeed train, Ramsgate remains one of the great
English seaside towns. The Ramsgate Harbour
has the distinction of being the only Royal Harbour
in the whole of the UK.
Located at Ramsgate’s highest point, The Bread
Factory is moments away from Ramsgate train
station and overlooks the English Channel and
surrounding area. The development is aimed at
both the local community and Londoners seeking
to buy affordable and commutable homes.
Architect E.W. Pugin, who is renowned for his
Neo-Gothic architecture, designed the original
flour mill in 1865. The mill was taken over
by Britain’s leading flour miller, Rank Hovis, in
1960 and granted Grade II-listed status.
John Harriss, MD of Harriss Property,
comments: “We are delighted to inject a new
lease of life into this much coveted local landmark
by restoring it into a development with true
community spirit.
The Bread Factory development is spread over
four phases, providing accommodation in both
the remodelled original listed building and the
new build elements. The new buildings have been
carefully designed to complement the existing
architecture and character of the mill.
"With such close proximity to strong transport
links, we are providing a more affordable option
to Londoners who want to balance their working
life with the glorious British seaside, which is
minutes from their front door.”
Set within a secure development and finished to
a high-end specification, the apartments offer
modern, flexible open-plan living. Communal
gardens will be interwoven throughout the
development, providing residents with landscaped
areas to be enjoyed throughout the year.
The Bread Factory is situated in the heart of local
life – a moments’ walk from a variety of restaurants,
shops, bars and The Royal Harbour Marina.

Sponsorship helps living roof project blossom
A living roof will be planted at a
Kent school with help from
neighbours, Redrow Homes.
Hamstreet Primary Academy is
close to Redrow’s Saxon Woods
development in the village, and as
good neighbours, the homebuilder
has donated £1,000 towards a
‘green’ roof at the academy.
Principal, Jane Macey, said: “We
have lots of plants in the academy
grounds and encourage children
to take an interest in the
environment around them. As an
extension of this, we wanted to
make better use of a section of flat
roof by planting a green or living
roof. We are grateful for Redrow’s
assistance with the project and look
forward to seeing the finished result
when we return after the summer
break.”
As well as adding a touch of colour
to the academy, the living roof will
also provide a food source for
butterflies, bees and other insects
and nesting materials for birds.

Hamstreet Academy wanted to
plant a living roof we were happy
to help as we understand the
importance of green spaces. We’ve
partnered with both the Bumblebee
Conservation Trust and the RSPB
to support wildlife habitats and also
recognise the educational benefits
this project will bring.”

As well as supporting school
