downwards. In addition, the 35-year old building
didn’t have smoke extraction systems as these
were not requirements at the time that it was
built. A smoke extraction system was inserted
vertically as part of the project.
“Certain tenants had to be temporarily
relocated to allow us to access the areas
of the building where they were situated,”
comments Brett.

Five new basement parking levels have been
added to the Gardens portion of Rosebankmall.
The parking ramp from Bath Street was removed
and shoppers redirected. In fact, the previous
parking areas on the Mall site were converted
to retail space, which proved to be a logistical
nightmare. “Parking is not designed to carry retail
loading,” explains Brett. “The engineers came
up with an innovative solution which is usually
only used on bridge construction: the existing
